What happens to property taxes when you buy, city by city

In Michigan a home's taxable value is capped while the seller owns it, then resets to about half the market value the January after you close. Your bill is computed from the reset number at your city's rate, so the community and the school district decide how large the change is. Every page below carries that community's real 2025 rates, published by the Michigan Department of Treasury, with the arithmetic worked out.

How to use this

Three steps to the number you actually pay.

  1. Find the community

    Open the page for the city or township the house sits in. A community that spans a county line has one page per county portion, because the published rates differ.

  2. Find the school district

    Rates are set per school district, so two homes a street apart can carry different ones. The listing or the assessor's record names the district.

  3. Run your own price

    Each page works the reset at $200,000, $300,000, and $400,000. The property tax check runs it on your exact purchase price and exemption status.
