$249 per home. One time.
One address, one complete report, delivered within 3 hours of payment. No subscription, no tier ladder, no recurring charge in the fine print. If the report does not earn its fee, you have 30 days to say so and get your money back.
The complete financial inspection on the exact address you are considering.
- The complete seven-chapter report on one address
- Post-sale property tax computed from the uncapped taxable value and your city's published millage
- True monthly cost, line by line, against the payment the listing implies
- Replacement-cost exposure across the nine major components, with what the record does and does not prove
- Exit math, equity by year, and a five-year owning-versus-renting comparison
- The data checklist: every item found, every item unavailable, and how to retrieve it
- A verdict — Proceed, Conditional, or Walk Away — with the reasons behind it
30-day money back. No subscription.
For buyers comparing finalists. $248 less than three single reports.
- Three complete reports, on three different addresses
- Use them at your own pace — the reports do not expire
- Built for a short list: the same analysis, run the same way, so the homes are actually comparable
- Same delivery window and the same money-back terms on every report
Reports never expire. Same money-back terms.
Both prices are one-time charges. Payment is collected once, on the order you place, and the delivery clock starts there.
What $249 buys, next to what buyers already pay.
None of these is a substitute for the others. The point of the comparison is where the money currently goes, and what none of it currently answers.
| The fragmented alternative | Typical cost | What it covers |
|---|---|---|
| Home inspection (Michigan) | $275 – $525 | Physical condition, after your offer is already in |
| Title O&E report | about $95 | Liens and encumbrances, as raw records |
| Property data report | $69 | Records only — no financial analysis, no verdict |
| Neighborhood report | $30 | Area statistics, nothing specific to the parcel |
| Financial inspection | $249 | The financial analysis, the records, the history, and a verdict — before you write the offer |
The report does not replace the inspection or the title search. It tells you whether this home has earned them.
Typical prices as surveyed September 2026 — sources on file (PRICING-SUBSTANTIATION.md). Every figure in this table traces to a named published source; if a source moves its price, the row moves with it or comes off.
30 days, unconditional.
If the report was not worth it to you, write to support@dealassay.com within 30 days of delivery and we refund the full price. No form. No argument. No partial-refund tier and no requirement to explain yourself.
We can offer that because the fee is the whole business. There is no second revenue line that pays us whether or not the document was useful.
We take no lender money.
We accept no referral fees, no lender or title partnerships, no rate or refinance products, no agent commission. We are paid the same whether you buy the house or walk away from it, and we are paid by you.
Every figure in a report is a third-party published number, a public record, or arithmetic on one of those, carrying its source. We issue no opinion of value. Read the methodology.
For home inspectors
Referral terms are available to licensed inspectors whose clients want the financial half of the inspection alongside the physical one. Your client pays DealAssay $249 directly, you send us your own inspection report as one of the inputs, and we pay you a fee on each completed paid order you refer. You do not buy reports, resell them, or set the price. Write to support@dealassay.com for terms.
Before you order.
Is this an appraisal?
No. We do not issue an opinion of value and a report may not be used as an appraisal. Every value figure is a third-party published estimate or a public assessment record, reproduced with its source. The only thing we add is arithmetic.
What does the 30-day guarantee actually cover?
All of it, unconditionally. If the report was not worth the fee to you, write to support@dealassay.com within 30 days of delivery and we refund the full price. There is no form, no justification required, and no partial-refund tier.
What happens if a record cannot be pulled?
It goes on the data checklist with a named status — FOUND, NOT_AVAILABLE, or MANUAL — and the exact steps for retrieving it. We never fill a gap with a guess. The credibility of the document is that list.
Do you take money from lenders, agents, or anyone in the transaction?
No. We accept no referral fees, no lender partnerships, no rate or refinance products, no agent commission. The report fee is our only revenue on your purchase, which is exactly why it has to stand on its own.
Is there a subscription?
No. $249 is a one-time charge for one report on one address. There is no plan, no renewal, and no stored card.
How fast is delivery?
Delivered within 3 hours. Complex municipal records can take up to 6. The clock starts at payment, and you can watch the stages as they complete.
Which areas do you cover?
Michigan. The tax engine carries published millage for 165 Michigan cities, broken out by school district, and the Proposal A uncapping arithmetic is the same statewide. Municipal record depth varies by city, and wherever a record is not retrievable online the checklist says so rather than working around it.
Can I share the report with my agent or my lender?
The report is yours to share. No lender should rely on it as an appraisal, and nothing in it is a recommendation to buy, not buy, or transact at any price.
Do the three-pack reports expire?
No. Order the pack when you start looking and use the third report months later if that is how your search runs.
A $249 document against a three-hundred-thousand-dollar decision.
Delivered within 3 hours of payment. 30 days to get your money back if it was not worth it.
